FIFO Home Loans on the Fraser Coast: How Lenders Actually Assess Roster Income

Hervey Bay has one of the larger FIFO populations on the Queensland coast — plenty of people choose to base their family here and fly out to sites across the state. It’s a good lifestyle trade-off, but it creates a real problem at loan application time: FIFO income doesn’t look like a standard payslip, and a lot of lenders’ standard assessment processes aren’t built for it.

Why a roster payslip isn’t assessed like a regular one

A FIFO payslip is usually made up of several components layered together — base salary, shift or site allowances, camp allowance, and overtime. Lenders don’t treat all of that the same way:

  • Base salary is almost always counted in full
  • Allowances (site, camp, travel) are counted by some lenders and excluded or heavily discounted by others, depending on how the allowance is structured and whether it’s likely to continue
  • Overtime generally needs a consistent history — a few strong months on top of an otherwise average roster usually isn’t enough on its own

The practical effect is that two lenders can look at the exact same payslip and arrive at very different numbers for what you can borrow. That’s not a technicality — it’s often the difference between an approval and a knock-back.

What actually matters to a lender

  • How long you’ve been on your current roster — a well-established pattern is viewed more favourably than someone a few months into a new FIFO role
  • Roster consistency — a stable 8/6 or 2/1 pattern reads better than one that’s changed repeatedly
  • Whether your employer will confirm ongoing work — some lenders want a letter alongside your payslips, particularly if your contract has an end date attached to a specific project
  • Your living arrangements — if you’re renting out or maintaining a second address near site, that gets factored into your expenses, not just your income

Contractor vs. employee matters too

Not every FIFO worker is a direct employee. If you’re on a labour hire or recruitment agency payroll, most lenders still assess that close to standard PAYG income, provided there’s a reasonable work history and no obvious gap risk. If you invoice through your own ABN as a contractor instead, you’re generally assessed the way any self-employed applicant is — tax returns and Notices of Assessment rather than payslips and rosters. Getting this classification right before you apply matters, because applying under the wrong category is a common reason applications stall.

Why applying to the wrong lender first is costly

This is the part that catches people out. Lender policy on FIFO and roster income varies more than most borrowers expect — some lenders have specific, sensible approaches to mining and resources income, others apply a generic policy that undervalues allowances or penalises roster gaps that are completely normal for the industry. A decline from a lender that simply doesn’t understand FIFO income creates a record that can complicate your next application, even when a better-suited lender would have said yes from the start.
